La FAUVETTE, in the village of FLAUX 4 miles East of UZES (Languedoc-Roussillon)

La Fauvette, first built 160 years ago, in 1847, was gutted and then completely rebuilt/refashioned by my building team (I’m a builder and project manager, 25 years working in France). The work done to a very high standard, through the autumn of 2004 and the 1st half of 2005. The house now is completely new/rebuilt, on the inside – a virtually new house, but externally, old stone walls – very pretty.
The house had been almost unchanged, I think, since it was first erected. The only modern touch was a small bathroom which had been installed in what is now the kitchen. Most of the remainder of the rooms hadn’t been used as a habitation, so that bedrooms 1, 2, 3, and the salle à manger, all of those were brought from agricultural use, into being part of the house.
GROUND FLOOR: A big sitting room with the main entrance door to the house in the centre, incorporating wood burning stove, satellite television and D.V.D.. Access from it into the kitchen, and also into the dining room/playroom.
KITCHEN: This has French doors to the courtyard, to the South East, and to the main garden to the North West. Lots of work top, ample built in cupboards, a wide range of electrical equipment, coffee grinder, microwave, dishwasher, fruit squeezer, etc., exceptionally well equipped, and also in this room a breakfast table sitting up to about 6 people.
PLAYROOM / DINING ROOM: This the dining room for winter usage. In the summer, I think that eating will be entirely outside, and for summer usage, this room best and good for an adult/teenager/young one playroom. A ping pong, all weather table and equipment are included.
BEDROOMS 1 & 2: Two principal double bedrooms, both with large double beds and ensuite bathrooms. Bathroom 2 with a bath, bathroom 1 with a big shower and bath as well. One bedroom in fact directly above the other in the house, so identical in size. The ground floor one has its own French window to the courtyard.
BEDROOM 3: Another double bedroom, with a big double bed and a bathroom close by.
BEDROOMS 4 & 5: Two additional bedrooms, with two beds each. Bedroom 5 looking out over the pool area, and Bedroom 4, with its bunk beds and its two baby cots available looking out over the main garden and outside dining area.
THE SIXTH BEDROOM: This, another double bedroom, again with two beds, a couple of steps away from the main house, the first floor of the cabanon., with its own stone outside staircase. The buanderie (wash room) below, also has a WC, sink and hot water – convenient when this bedroom is in use.
COTS/HIGHCHAIRS: We have two of each available.
OUTSIDE SPACE / GARDEN: The principal garden: this to the North West of the house. It looks out over the adjacent road, yet you have complete privacy from that road, with the help of the garden itself being quite a lot higher than the road, and as well as that, there is a very attractive natural stone screen wall between the periphery of the garden, on the North West side, and the road below. So a garden looking out at the lovely view, yet with excellent privacy from the occasional passing vehicles/pedestrians.
Its (flat) grass, football kickable and we provide an outside badminton set (racquets, net etc.)
There is a large well shaded dining area, and a French window into the kitchen, so easy access for the many meals eaten, shared, enjoying the sunshine, shade, and the lovely view.
SWIMMING POOL: This a constant depth pool, size 4.25m x 7.85m (25’ 9” x 13’ 11”) just to the North East of the kitchen. A big window in that room, with the screen walls carefully constructed to retain some visual control of the pool from the kitchen. As well as that, the pool complying with the new French laws on children/swimming pool safety, carefully guarded, with an in pool sensor/connected to a powerful siren. The latter blasts off, if anything, anyone enters the water when it is activated. To supplement the siren, I have the pool/plage area all walled and fenced in, with a lockable gate, which, with the latch alone (not locked), unopenable by a small child. A “belt and braces” security system for pool safety.
THE CABANON: A free standing addition to the accommodation, consisting of:
Ground floor, a wash room (buanderie) with hot water, a washing machine, sink and also the garden/pool WC.
The 1st floor, a double bedroom (No. 6) having two single beds, with its own separate outside staircase, access, and great views, far off, to the north west.

HIGH SEASON 4th July - 5th Sept £1,995 per week
MIDDLE SEASON 6th June - 4th July £1,195 per week
OFF SEASON £795 per week

RESERVATION DEPOSIT
When you reserve, we ask for payment of 35% of your total rental.
BREAKAGES / ELECTRICITY DEPOSIT
This is £400, to be sent with your final payment, which is due, eight weeks before you occupy the property.
It is returned to you within (a maximum) of three weeks after your holiday, less the cost of any breakages, and less the electricity and telephone costs.
AVERAGE ELECTRIC CONSUMPTION
The usage usually runs out at about £35 per week.
LINEN
We provide bed linen & tea towels. You need to bring bath & pool towels, but if needed we can also supply them, with a small charge.
